Plumbing repair. Pulled the toilet and replaced the wax ring and closet bolts. Also added a few extra screws to flange. Caulked in toilet as well to ensure no movement. Cut out old caulk where the tub and floor meet and re-caulked it.

Vip Service Plan: Performed combustion analysis. Electronic component checked. Cleaned flame sensor. Checked capacitor. Checked blower capacitor. Checked the refrigerant charge. Checked capacitor on condenser. Checked amp draw. Washed the condenser.

Air adjustment vanes were all snapped off. Removed broken pieces. Cleaned air filters. Need to return once the part comes in.

Checked refrigerant charge levels and airflow. Checked for refrigerant leaks. Checked for secure physical connections of individual parts. Ensured all electrical connections are sound and components are working properly. Checked and ran capacitor for bulging and/or unusual markings or color. Checked and cleaned condensate drainage system. Cleaned and adjusted blower components. Checked air filter.

We cut 2 holes behind the shower to find a bad lug L. Replace with a new copper pro press lug L to stop the leak.

Changed the Client-supplied air filter. Checked the indoor capacitor. Brushed condensate drain. Visually inspected the condenser coil. The coil has a minor amount of dirt on it. Checked condenser capacitor. Checked charge.

Tightened up packing on the new hose bib and made sure it completely shut off. The washer in her house was torn up and dry. Replaced that, tightened the hose, and it seems better.

Performed combustion analysis. Electronic component checked. Cleaned the flame sensor. Checked the capacitor. Checked blower capacitor. Checked the refrigerant charge. Checked the capacitor on the condenser. Checked amp draw. Changed filter.

After running a ton of water and listening to what the homeowner was saying, I decided to pour water down the wall with a cup several times and found water seeping around the handle and trim plate. The water lines are now running into the ceiling below. I cleaned up the walls and trim plate and applied silicone. I told the customer to wait 24 hours before use.

Cut out and replaced the frozen hose bib.

Replaced expansion tank and relief valve on boiler. The old expansion tank had a pinhole and was waterlogged.

Ridgewood Canine Camp - 1st cleaning. Service Plan is: Deep clean all the mini split unit in the building twice a year. These cleanings will be done during a Saturday hours. We will deep clean them one time in Spring and one time in the fall. This also includes servicing the Combi-boiler and the unit in the attic. We will provide filters for the unit in the attic for the two services. We will also clean the Unit in the dog grooming room an additional two times during normal business hours. (Cottage house will be serviced two times for the year, during normal business hours which we hope to do at the same time as dog grooming rooms)

Found the leak coming from hot water valve in washer box. Pulled washing machine, tightened the valve packing, and tested.

Well tank replacement and disposed of the old one.

Lit the fireplace pilot. Fixed loose tape on the supply plenum that was causing a whistling sound.

Installed a new Navien 95% NPE-240A2 Indoor tankless water heater with valve kit.

Found the flame rollout switch tripped. Reset switch. When the furnace blower started, I saw rollout on 2 burners. Saw cracks and burn marks on the heat exchanger. Left 3 space heaters for the customer.

Installed a new 97% gas furnace with an A-Coil and a 16 SEER 3.5 Ton A/C condenser.

Supplied and installed a new 50-gallon Rheem electric water heater. Drained removed and disposed of the old water heater, set the new unit back onto cinderblocks and into the pan, reconnected the water lines and wires to the new water heater, and added an expansion tank. Pumped up to house PSI. Filled and turned breaker on.

Installed a new 97% gas furnace with an A-Coil and a 16 SEER 3.5 Ton A/C condenser.

Replaced the trap and ran water for 10 minutes to ensure no leaks or stoppage.

Replaced the existing Water Softener with a new Lancaster unit and replaced 2 x 10 filter housing. Checked for leaks.

Installed a Navien 95% Combi-Boiler.
