Cleaned and serviced the furnace.
Replaced the faulty ECM motor under warranty. Checked the charge. Demonstrated how to change the humidifier pad.
Replaced the fan/limit control. Ran the furnace to ensure everything functions properly.
Replaced the condenser control board. Ran the system to make sure everything functions properly.
Checked the air filter. Brushed out the EZ trap. Sprayed pan and drain treatment on the evaporator coil drain pan/condensate line. Cleaned the condenser coil. Checked the condenser capacitor. Checked the amp draw. Checked the charge.
Found a blown fuse on the downstairs system. Found that the low-voltage wire going to the condenser was damaged (most likely by a weed whacker). Ran a new low-voltage wire and replaced the 3-amp fuse. Tested the system to ensure everything functions properly.
Checked the evaporator coil, condenser coil, lineset, and all braze joints; found no signs of oil and received no hits with the leak detector. The Schrader valves were not leaking. The service valves were not leaking. Checked the charge; the charge seemed fine. Ensured the house was locked before leaving.
Cut and removed the section of the supply and the section of the return duct board in the basement ceiling to access the leaking water line. Repaired leaking copper water line in the ceiling and support/strap drain line that is sagging in the same bay. Also repaired the 3-inch PVC drain line that was also leaking. Reinstalled sections of the removed duct board. Repaired the hot and cold line on top of the water heater with new 3/4" copper.
Replaced the blower motor, blower wheel, and capacitor. Wrapped the supply plenum per client request. Ran the system to ensure everything was working properly.
Found that the ECM blower motor in the furnace had failed. Ordered a new motor under warranty from our supply house.
Found the condenser not coming on. Checked the voltage; had no voltage at the contactor. Made sure nothing on the condenser was grounded. Found tripped breaker. Flipped the breaker back on, and the condenser started. Checked the charge. Visually inspected the condenser coil; found nothing wrong with the condenser at this time.
Replaced the evaporator coil under warranty. Installed a new coil door to accept the retrofit evaporator coil. Replaced the filter drier. Pressure tested with nitrogen. Pulled a vacuum to 280 microns. Checked the charge; charged 11oz of R410A refrigerant.
Need to replace the system.
Assessed heaters that need to be repaired. We'll need a lift to get to the two heaters that aren't working. We need to be able to get at least 20' in the air.
Installed a new blower motor and fan under warranty. Took a look at the ductwork in the attic per client request.
Installed client-supplied 1" Moen Flo. Supplied bushings to accommodate 1" Flo. Checked for leaks.
Replaced the blower motor, blower wheel, and capacitor. Wrapped the supply plenum per client request. Ran the system to ensure everything was working properly.
Checked the charge; the charge was good. The air filter is clean. Checked the static pressure; the static pressure was still slightly high. Removed the cap on the future basement return. Also found that the kitchen register was covered by cabinets. Removed the toe kick of the cabinet; the static pressure lowered to 0.46 in w.c. The client said they will cover their toe kick with a decorative grille. These are temporary repairs until the basement gets finished and we can add supply registers in the basement.
The line set running down the side of the house had a leak; fixed the leak.
The faulty condenser was leaking. Replaced with a new one. Pressure tested with nitrogen. Pulled a vacuum to 250 microns. Added 5 ozs of R454B refrigerant.
Found that the fan motor bearings are shot, causing the wheel to wobble when the fan runs. Recommend replacing the fan motor, blower wheel, and the blower capacitor
A/C service call.
Called mini split manufacturer tech support and diagnosed a bad IPM board on the condenser. Will need to return to install the new board.
Found that the condenser was tripping the low-pressure switch. Searched the evaporator coil and condenser for leaks. Found a leaking braze join on the compressor discharge line. Recovered the refrigerant. Repaired the braze joint and pressure tested the system; found no leaks. Pulled a vacuum to 310 microns. Charged system with 13lbs of R410A.
